Roof Cleaning Cost in the Puget Sound (and Why We Never Pressure Wash)

What moss removal actually costs, when cleaning makes sense versus replacement, and why a pressure washer is the fastest way to ruin a good roof.

If your roof has gone green, you're in the majority around here. Moss is a fact of Puget Sound homeownership, and cleaning it off properly is one of the cheapest things you can do to extend a roof's life. The keyword is properly. There's a right way that adds years, and a common way that takes years off. Here's what the work costs, when it's worth it, and how to tell the difference between the two methods.

#What drives the price

Roof size and pitch set the base, since steep roofs take longer and need more safety setup. Moss severity matters: a light green haze treats quickly, while thick established mats need more product and a follow-up. Access plays in too, tall homes and tight lots slow the work down. Most single-story homes land at the bottom of the range, larger two-story homes with heavy growth at the top. Zinc strip installation at the ridge, the best regrowth prevention there is, usually adds $200 to $400 depending on ridge length.

#Soft wash vs pressure wash

This is the part worth understanding before you hire anyone. A pressure washer blasts moss off by force, and it takes the shingle granules with it. Those granules are the roof's UV protection, and once they're gone the asphalt underneath dries out and cracks fast. A pressure-washed roof looks clean for a season and ages five years in an afternoon. Soft washing works the opposite way: a low-pressure application of cleaning solution kills the moss at the root, the moss dies and releases its grip, and rain rinses it away over the following weeks. The shingles never take the beating.

If a quote sounds fast, ask how

Same-day spotless results on a mossy roof usually means pressure. Ask any roof cleaner two questions: what pressure do they use, and does the moss come off same-day or die off over weeks? The right answers are low and weeks.

#When cleaning is the wrong buy

Cleaning preserves a roof, it doesn't resurrect one. If the shingles are already brittle, curling, or bald from granule loss, moss removal just gives you a cleaner view of a roof that needs replacing. The honest test is what's under the moss: shingles with their granules intact and edges lying flat are worth cleaning, and we'll say so. Shingles that have been lifted and dried out by years of growth are past it.
